If you are clearing a house in Allambie Heights to make way for a new build, the demolition is rarely the hard part. The approval is. Eco Demolition has handled that side of the job since 2015, across more than 1,000 projects. The first thing we sort out is the approval path: whether your knockdown runs as a Complying Development Certificate, or has to go to Northern Beaches Council as a full Development Application. That one answer shapes your timeline more than anything on site. We are family-operated, we quote a fixed price up front, and the council paperwork is part of the job we quote.

Demolition services we take on in Allambie Heights
Your Allambie Heights job most likely takes one of two shapes: a full house knockdown to clear the block for a rebuild, or partial demolition, where you keep part of a home and remove the rest for a renovation. We handle both, and the work either side of them.
- Full knockdowns for a rebuild, ending in a level, construction-ready block.
- Partial demolition for renovations and extensions, taking out only what your plans call for.
- Internal strip-outs back to frame or slab, and end-of-lease make-good.
- Sheds, garages and outbuildings, including slabs.
- Swimming pool removal and site restoration.
- Site clearing and preparation, ready for your builder.
As licensed demolition contractors we also cover what owners forget when quoting: disconnecting services, sorting waste, and the approval that comes first. Commercial demolition and strip-outs across Sydney’s Northern Beaches sit within our work too.
DA or CDC: how a Northern Beaches Council demolition gets approved
The approval is the part of a demolition most owners understand least, and the part that most affects the timeline. You have probably been told you need “a DA or a CDC,” with nothing on which one applies or why.
There are two main paths, plus one that surprises people:
- Complying Development Certificate (CDC). A faster, code-assessed approval for straightforward jobs that meet a fixed set of standards. It can be issued by Northern Beaches Council or a private accredited certifier, without a full council assessment.
- Development Application (DA). A full assessment lodged with Northern Beaches Council, needed when the job falls outside the complying-development rules: a heritage listing, a conservation area, an environmental constraint or a non-standard site.
- Exempt work. Not every demolition needs a certificate. A state planning policy, the Exempt and Complying Development Codes, allows some minor demolition within set limits, which is why “you always need council approval” is simply wrong.
Which path applies turns on the controls for your address. In Allambie Heights those currently sit under the Warringah Local Environmental Plan 2011 and its development control plan, administered by Northern Beaches Council. Worth knowing: a consolidated Northern Beaches planning instrument is on public exhibition until 30 August 2026 and would replace the older Warringah, Pittwater and Manly plans, so the controls may change. We check the current instrument against your property before quoting.
Our Council Approvals and Permit Management and Demolition Approval Assistance are built for exactly this: we work out the pathway, prepare and lodge the application, and handle Council’s requests. You deal with one point of contact for the approval and the demolition.
The Eco Demolition background
Eco Demolition is a family-operated demolition and asbestos-removal business, founded by Adam A. Abbas and established in 2015. Adam is a civil engineer who came out of major Sydney infrastructure delivery, and he still runs the first assessment on most jobs. Between them, the team has completed more than 1,000 projects across Sydney.
We built the business on a simple idea: do demolition properly, do it safely, do it once. On a Northern Beaches job that means one contractor for the approval, the asbestos and the demolition, at a fixed price. The full detail of our licence numbers, insurance and certifications sits on our main Sydney demolition service page.
Handling asbestos before the structure comes down
A demolition starts with a pre-demolition asbestos inspection. If asbestos is present, it has to be removed under licence and the site cleared before any structural demolition begins. That sequence is not negotiable, and it is the most common reason a demolition runs late, so we plan for it up front.
Eco Demolition is a licensed asbestos removalist holding a SafeWork NSW Class A licence, AD212242, which you are welcome to look up. Class A covers friable asbestos, the crumbly higher-risk kind such as pipe lagging or loose-fill insulation, and non-friable asbestos, bonded material like intact fibro sheeting. Whatever is on your site, we remove it under the correct class, so you are not chasing a separate contractor.
For friable asbestos, one step is deliberately kept out of our hands. The air monitoring and final clearance certificate are issued by an independent licensed asbestos assessor, engaged separately, so the sign-off sits at arm’s length from us. We arrange and coordinate that assessor; we do not write our own clearance. Once the site passes, demolition can begin.
How your demolition runs, from first call to clean site
From your first call to the final handover, a demolition runs in seven steps, so you always know what comes next.
- Initial contact and free quote. Tell us about the property and your plans, and we give you a free, fixed-price quote.
- Free site assessment. We look at access, services and site conditions in person, because a fixed price needs the site seen.
- Council approvals and permits. We work out the CDC or DA pathway and lodge the application with Northern Beaches Council.
- Asbestos removal and site preparation. Any asbestos is removed under licence and cleared before demolition.
- Demolition. The structure comes down safely, with controls for dust, noise and access.
- Waste removal and clean-up. Material is sorted for recycling where possible, and the block is cleaned up.
- Compliance certificates and handover. You get the paperwork and a level, construction-ready block for your builder.
Neighbours, access and keeping the street onside
A demolition is noisy, dusty and disruptive next door, and keeping the neighbours onside matters as much as the work. Before we start, we door-knock them and explain what to expect: the dates, the noise, the truck movements, and who to call. It heads off most complaints before they begin.
Where machines cannot get in, our hand demolition specialists take the structure down piece by piece, protecting shared boundaries and anything you are keeping. Before we dig, we use non-destructive digging to locate underground services, so a stray pipe or cable is not a costly surprise. And when a structure is dangerous or storm-damaged, our 24/7 emergency team can respond.
What your fixed price depends on
Why can two demolitions on the same street cost very different amounts? Because the price is driven by the job, not a rate card. What moves a demolition quote is the size and construction of the building, how much asbestos is present, how easily machines and trucks can reach the site, whether there is a pool, slab or basement, and the approval pathway the job needs.
A real number needs your actual site, not a per-square-metre rate. What we commit to is our Fixed Price Guarantee: once we have seen the site and given you a figure, the price we quote is the price you pay, with no hidden fees. The quote is free, so tell us about your property.

Demolition Allambie Heights FAQs
It depends on the property. A straightforward knockdown that meets the complying-development standards can go through as a CDC; anything caught by a heritage listing, a conservation area, an environmental constraint or a non-standard site needs a DA lodged with Northern Beaches Council. Some minor demolition is exempt and needs neither. We check your address against the current controls and tell you which applies before you commit.
We remove it. Our SafeWork NSW Class A licence means friable and non-friable asbestos is handled in-house as part of the demolition, with the independent clearance arranged before the structure comes down.
Yes. Partial demolition, where we remove only what your plans call for and protect what stays, is a large part of our work, and it needs the same care with services, structure and asbestos as a full demolition.
