Dee Why has a defined commercial core, so much of the demolition here is town-centre work rather than a suburban knockdown. We handle end-of-lease strip-outs and shop fit-out demolition for retail and hospitality tenancies, office strip-outs and make-good back to bare shell, and partial or internal demolition where a floor is being reconfigured rather than cleared. Why Dee Why has its own section in the planning rules
Most suburbs sit under council-wide planning controls with nothing written specifically for them. Dee Why is an exception. The instrument in force here, the Warringah Local Environmental Plan 2011, names Dee Why among the area’s major centres in its own aims, and carries a dedicated part, Part 7, written for the Dee Why Town Centre. The Warringah Development Control Plan adds special-area controls for parts of the suburb on top of that. The Warringah name is a holdover from the former council; the authority that assesses your job today is Northern Beaches Council. Council is reviewing and consolidating these instruments, so we confirm the controls in force for your address before quoting.
What this means depends on where your property sits. A tenancy inside the town centre is assessed against those centre controls, and a larger mixed-use redevelopment can be determined by a Sydney regional planning panel rather than by Council itself. A house a few streets back is a more standard residential job, and Council’s planning officers take appointments at the civic centre on Pittwater Road, in the suburb itself.
Which approval your demolition needs, and when you may need none
Not every demolition needs a development application, and some minor jobs need no council consent at all. The NSW State Environmental Planning Policy for Exempt and Complying Development sets out what counts as exempt work, and what can run as a Complying Development Certificate: a faster approval signed off by a certifier against fixed standards, rather than assessed by Council case by case. A straightforward house knockdown on a standard lot often qualifies.
Where a job does not meet those standards, it becomes a Development Application to Northern Beaches Council. Heritage, a town-centre location, a sloping or coastal site, or a larger commercial scope can each push a demolition off the fast-track and onto a DA. For a DA, Council may ask for a Statement of Environmental Effects, a boundary survey, a cost report scaled to the size of the works, and technical reports such as geotechnical, waste or arborist assessments where the site calls for them. Asbestos removal, and the independent clearance that follows
Older Dee Why buildings, houses and shopfronts alike, can contain asbestos in cement sheeting, floor tiles, insulation or roofing. It has to be identified and removed before any structural demolition begins, never mixed through the general demolition, so every job starts with an inspection. Where asbestos is found, our licensed removalists take it out under the correct class of licence, whether it is non-friable bonded sheeting or friable material that can be crumbled when dry and carries stricter controls.
For friable removal, the air monitoring and the clearance certificate are issued by an independent licensed asbestos assessor, not by us. We arrange and coordinate that assessor, so the clearance is genuinely at arm’s length, then remove and dispose of the material to SafeWork NSW and EPA requirements.
What drives the price, and why we fix it before you commit
