Kogarah gives owners a genuine reason to check who assesses their demolition and under which plan. The old Kogarah City Council was merged into Georges River Council in 2016, and the planning rules were updated after that, so anything written to the former council or its earlier plan is out of date. Eco Demolition is a family-operated, licensed demolition contractor working across Kogarah and the Georges River area, and we work to the current framework, prepare and lodge the application, remove any asbestos under licence, and carry the demolition through to a construction-ready block on a fixed price set in writing.

Demolition Kogarah: Licensed Demolition and Site Preparation

Which council and plan assess a Kogarah demolition

For a Kogarah demolition, the consent authority is Georges River Council, formed from the 2016 merger of the former Kogarah City and Hurstville councils. The current planning controls are the Georges River Local Environmental Plan 2021 and the Georges River Development Control Plan 2021, which superseded the earlier Kogarah instruments from 2012 and 2013. Transitional savings arrangements can affect how applications already in the system are treated, but for a new demolition the current plan is the one that applies. We cite the in-force controls, not a superseded one, which is more than some of the material you will find online does.

Kogarah is also a designated strategic centre, a hospital and transport hub with a mixed-use core, so demolition here is not only residential. Commercial strip-outs, office and retail make-good, and clearances that precede higher-density redevelopment are part of the local picture, and the pathway, complying development or a development application, follows from the site and what is proposed.

The Kogarah jobs we take on

Kogarah spans established homes, semis and a busy commercial and hospital-adjacent centre, so the work covers both:

  • Full house demolition and knockdown-rebuild site preparation
  • Partial and internal demolition, including single-wall removals
  • Office, shop and commercial strip-outs and make-good in the centre
  • Swimming pool removal, shed and garage removal
  • Site clearing and bulk excavation

On tight or service-heavy blocks we use hand-demolition specialists and non-destructive digging where machinery cannot safely reach, and we notify neighbours before we begin.

The asbestos comes out first

Older Kogarah homes commonly contain asbestos in fibro, eaves, pipes or flooring, and it is removed before demolition begins. Every job starts with a pre-demolition inspection. Where asbestos is present, our licensed removalists, certified for friable and non-friable material, take it out to SafeWork NSW and NSW EPA standards for licensed disposal. For friable asbestos, an independent licensed assessor we arrange and coordinate carries out the air monitoring and issues the clearance certificate, keeping the sign-off independent, and structural demolition follows once the site is certified.

Eco Demolition, and how we work

Established in 2015 and run by founder Adam A. Abbas with a family team of nine, Eco Demolition has completed more than 1,000 projects across Sydney. We do demolition properly, safely, and once. On a Kogarah job that means one licensed contractor from the first site visit through approvals, asbestos and demolition to a construction-ready handover, not separate trades to coordinate. Our full licensing, insurance and accreditation are on our Sydney demolition service page, which backs every Kogarah job.

The cost of demolition in Kogarah

No two Kogarah sites cost the same, and a commercial strip-out differs from a house knockdown. Your cost depends on the size and type of structure, the materials, whether asbestos is present, access, and the volume of waste. We assess your site and put a fixed price in writing rather than quote off a rate. Under our Fixed Price Guarantee, the quoted price is the price you pay, with no hidden extras. The quote is free.

How we run a Kogarah demolition

  1. Initial contact and a free, fixed-price quote.
  2. A free on-site assessment of the structure, access and materials.

  5. The demolition, carried out safely and to schedule.
  6. Waste removal, sorting and site clean-up.
  7. Final compliance certificates and a construction-ready handover.

Kogarah: common demolition questions

Which council and plan apply to a Kogarah demolition now?

Georges River Council, under the current Georges River Local Environmental Plan 2021 and Development Control Plan 2021. These superseded the former Kogarah instruments after the 2016 council merger.

Do you handle commercial strip-outs in the Kogarah centre?

Yes. As a strategic centre, Kogarah has office and retail work as well as residential, and we cover commercial strip-out and make-good alongside house demolition.

Do you remove asbestos too?

Yes, under licence, before demolition, to SafeWork NSW and EPA standards, with an independent assessor arranging the clearance certificate for friable material.
