Steep block, soft sandy soil, a street too narrow for a full-size excavator: that is what taking a house down in Bellevue Hill usually involves. So we work by hand. Eco Demolition has taken on these Eastern Suburbs sites since 2015, on jobs that run from full house knockdowns to internal strip-outs that take a home back to bare structure for a high-end rebuild. We are a family-operated demolition and asbestos contractor with more than 1,000 projects behind us. Bellevue Hill sits wholly inside Woollahra Municipal Council, so how that council assesses your demolition is part of what we sort out before you commit. One team runs the approvals, the asbestos and the demolition, at a fixed price we put in writing first.

Demolition on a steep, exposed Bellevue Hill block
On a steep block, a demolition cannot just be pushed over from the high side; it has to come down in a controlled sequence so nothing runs away downhill. Soft, sandy soil changes how the ground is dug and held once the structure is gone, which is where shoring or temporary support gets planned into the job. And a street too narrow for a full-size excavator rules out bringing in the biggest machine and starting at the top.
That is what our hand demolition specialists are set up for. We take a structure down with compact equipment and by hand where a large machine cannot reach or work safely on a slope, staying controlled close to the boundary and to the house next door. Before anyone digs, we use non-destructive digging, a careful vacuum method, to find the water, gas and electrical services underground rather than risk hitting them.
These streets also put the work on show, with foot traffic passing close and neighbouring homes often only a few metres away. So before we start, we door-knock the neighbours and walk them through the dates, the noise and the truck movements, and we keep dust and debris controlled throughout. It keeps your project on good terms with the street.
From full knockdowns to internal strip-outs
Whether you are clearing a block for a knockdown rebuild or stripping a home back to be rebuilt behind its existing shell, your Bellevue Hill job most likely takes one of two shapes. We handle both, and the work either side of them:
- Full residential house demolition, leaving a level, construction-ready block
- Internal strip-outs and partial demolition, taking a home back to bare structure while keeping what stays
- Shed, garage and outbuilding removal, including slabs
- Swimming pool removal and site restoration
- Site clearing, waste removal and bulk excavation to prepare the block for building
- Office, shop and end-of-lease strip-outs for commercial spaces across the Eastern Suburbs
If you are not sure which fits your plans, tell us what you want to end up with and we will scope it on a free site visit.
A word on Eco Demolition
Eco Demolition is a family-operated business, founded in 2015 by Adam A. Abbas, a civil engineer whose background is in major Sydney infrastructure. On steep, awkward sites like these, that engineering habit of planning the job before touching it is worth having. More than 1,000 projects on, we run demolition, licensed asbestos removal and site preparation as a single contract, so you have one team and one point of contact from the first site visit to handover. Our demolition and asbestos licence numbers, insurance and full certifications are set out on our Sydney demolition service page.
Asbestos, checked and cleared before demolition starts
Bellevue Hill has plenty of older homes, and homes of that age can carry asbestos in fibro sheeting, eaves, pipe lagging and old floor coverings. It is not a reason to worry; it just has to be handled in the right order.
So every job starts with a pre-demolition asbestos inspection. Anything found is removed under licence and taken off site before structural demolition begins. We are licensed to remove both the non-friable, bonded kind, such as intact fibro, and the higher-risk friable kind, the loose or crumbling material that needs a Class A licence, so you are not left chasing a separate removalist mid-job.
For friable asbestos, one step stays out of our hands on purpose. The air monitoring and the final clearance certificate are issued by an independent licensed assessor, engaged separately, so the sign-off sits at arm’s length from the company doing the removal. We arrange and coordinate that assessor, and all material goes to licensed facilities under SafeWork NSW and NSW EPA rules.
Which approval your Bellevue Hill demolition needs
Do you even need council approval to demolish? Not always. A state planning policy, the Exempt and Complying Development Codes, lets some minor demolition go ahead within set limits, so the blanket claim that every job needs a full application is simply wrong.
For most house demolitions there are two main paths. A Complying Development Certificate (CDC) is a faster, code-based approval for straightforward jobs that meet a fixed set of standards, and it can be issued by council or a private certifier. A Development Application (DA) is a full assessment by Woollahra Municipal Council, for jobs that fall outside those standards. Bellevue Hill sits wholly within Woollahra, so unlike some neighbouring suburbs there is no question over which council assesses your address. Council works to the Woollahra Local Environmental Plan 2014, and which path your job takes depends on the property, not the postcode.
Whichever it is, the services have to be disconnected before demolition, and we locate what runs underground with non-destructive digging first. Our Council Approvals and Permit Management and Demolition Approval Assistance handle the pathway, the paperwork and Council’s questions, so it is managed rather than left for you to decode.
How your demolition runs, and what it costs
From the first call, the job runs as one sequence: a free quote and a free site assessment, then council approvals, licensed asbestos removal and site preparation, the demolition itself, waste removal and clean-up, and finally the compliance certificates and a construction-ready handover. You deal with the same team from the first visit to handover, and your site manager keeps you posted with progress photos.
There is no honest flat rate for a Bellevue Hill demolition, because the price is set by the site: the slope and access, whether the job needs hand demolition, how much asbestos is present, whether it is a full knockdown or an internal strip-out, and how much waste and excavation is involved. An accurate figure needs the site seen first, not a per-square-metre guess over the phone.
What we commit to is our Fixed Price Guarantee: once we have quoted, the price we quote is the price you pay, with no hidden fees and no variations invented once the job is under way. The quote itself is free.

Bellevue Hill demolition: common questions
Sometimes a smaller job is exempt. Most house demolitions, though, need either a Complying Development Certificate or a full Development Application to Woollahra Municipal Council, depending on the property. We check the controls for your address and tell you which applies before you commit.
Yes, and it is a lot of what we do here. Where a full-size machine cannot reach or sit safely on a slope, our hand demolition specialists work with compact equipment and by hand, bringing the steepest jobs down in stages. Before excavating, we locate underground services with non-destructive digging.
Both. A lot of Bellevue Hill work is an internal strip-out: a home taken back to bare structure and rebuilt behind its existing walls, rather than knocked down. We remove what your plans call for and protect what stays, with the same care around services and asbestos as a full demolition.
Every job starts with a pre-demolition inspection. Anything found is removed under licence, both the bonded fibro kind and the higher-risk friable kind, and cleared before structural demolition begins. For friable asbestos, an independent licensed assessor does the air monitoring and issues the clearance certificate, which we arrange.
It is fixed. Under our Fixed Price Guarantee, the price we quote after seeing the site is the price you pay, with no hidden fees and no surprise variations. The only thing that moves it is a change you ask us to make to the scope.
