Clearing a Castlecrag house for a rebuild puts two questions in front of you before any machine turns up: how Willoughby City Council will approve the job, and how a crew safely reaches a block that can sit on rock, fall away towards Middle Harbour, or back onto bushland. Eco Demolition handles both. We work across Sydney's Lower North Shore as demolition contractors, Castlecrag included, running the approval, the asbestos and the demolition itself as one licensed job. Family-operated and founded in 2015 by Adam A. Abbas, we have more than 1,000 demolition and site projects behind us. On a block like these, the approval and the access shape the job more than the knockdown does. One team, one fixed price, from the first call to a construction-ready block.

Demolition Castlecrag: Knockdowns and Strip-Outs on the Lower North Shore

CDC or DA: how Willoughby City Council assesses a Castlecrag demolition

Castlecrag sits on Sydney’s Lower North Shore, above Middle Harbour, and a demolition here is assessed by Willoughby City Council. That single fact sets whose rules your job runs by.

You do not always need a full application. Under a state policy, the Exempt and Complying Development Codes, straightforward demolition that meets a fixed set of standards can go ahead as complying development, signed off by council or a private certifier as a Complying Development Certificate (CDC). That is the faster path. A Development Application (DA) is the fuller route, assessed by Willoughby City Council itself, and it applies where a job falls outside those standards: where protected trees are involved, where the site carries environmental constraints, or where a property is heritage-listed or in a conservation area. Whether any of those apply to your address is worth confirming with Council before you assume a path.

Council assesses against the Willoughby Local Environmental Plan 2012 and the Willoughby Development Control Plan 2023, the planning controls covering the Willoughby local government area, and some applications are determined by the Willoughby Local Planning Panel rather than by staff. Getting that pathway right is the first thing we do: our Council Approvals and Permit Management and Demolition Approval Assistance cover the forms, the certifier and Council’s questions, so it is managed rather than left for you to decode.

What a steep or bush-edged Castlecrag site changes

Not every Castlecrag block is difficult, but plenty are not a flat, open lot either. Some sit on sandstone, some fall away towards the Middle Harbour foreshore, and some run right up against the bushland reserves along the escarpment. Any of those changes how a structure has to come down.

Where a block is too steep, too rocky or too tight for a full-size excavator to reach or sit safely, we take the building down with compact plant and by hand. Our hand demolition specialists work in a controlled sequence rather than pushing a structure over, keeping the work safe close to a boundary, a slope or the bush. Before anyone excavates, we locate the water, gas, electrical and telecommunications services underground with non-destructive digging, a careful vacuum method.

Trees are their own question here. A Castlecrag block can carry protected trees, and removing a significant one is often a separate approval that can move a job onto the DA path. We plan the work around what stays and flag anything needing its own consent. Because these streets sit close together, we also door-knock the neighbours first and walk them through the dates, the noise and the truck movements.

Meet the Eco Demolition team

Eco Demolition is a family-operated demolition and asbestos contractor, founded in 2015 by Adam A. Abbas, a civil engineer with a background in major Sydney infrastructure. More than 1,000 demolition and site projects on, we run demolition, licensed asbestos removal and site preparation under a single contract, so you deal with one team and one point of contact from the first site visit through to a construction-ready handover. Our full licence numbers, insurance cover and certifications are set out on our Sydney demolition service page, where you can check them.

Demolition services for a Castlecrag property

Most Castlecrag work sits around a renovation or a rebuild, so the job is rarely uniform. We take on:

  • Full residential house demolition, leaving a level, construction-ready block for the new build
  • Partial demolition and internal strip-outs, taking a home back to the structure you are keeping while protecting the rest
  • Swimming pool removal and site restoration, including in-ground pools cleared as part of a wider renovation
  • Shed, garage and outbuilding removal, slabs included
  • Site clearing, vegetation clearing and bulk excavation to prepare the block
  • Selective and structural removal, where only part of a building comes out

If you are not sure which fits your plans, tell us the result you want and we will scope it on a free site visit.

Asbestos, handled before the structure comes down

Any building old enough to contain asbestos has to be checked before it is demolished, whatever the suburb. So every job starts with a pre-demolition asbestos inspection, and anything found is removed under licence and taken off site before structural demolition begins, because the clearance has to come first.

We are licensed for both kinds. Non-friable asbestos is the bonded material, such as intact fibro sheeting, eaves and old floor coverings; friable asbestos is the loose or crumbling kind that a Class A licence covers. Handling both in-house means you are not left chasing a separate removalist partway through the job.

For friable asbestos, one step stays deliberately at arm’s length. The air monitoring and the final clearance certificate are issued by an independent licensed assessor, engaged separately from us, so the sign-off does not come from the company that did the removal. We arrange and coordinate that assessor, and every load goes to licensed facilities under SafeWork NSW and NSW EPA rules.

What shapes the price, and how the job runs

There is no honest flat rate for a Castlecrag demolition, and no accurate per-square-metre figure over the phone. The price is set by the site: the slope and access, whether the job needs hand demolition, how much asbestos is present, whether it is a full knockdown or a partial strip-out, any tree or pool work, and how much waste and excavation is involved. That is why we quote from a site visit, not a guess.

What we fix is the number. Under our Fixed Price Guarantee, the price we quote is the price you pay, with no hidden fees and no variations invented once work starts. The quote itself is free.

The job then runs as one sequence: a free quote and site assessment, the council approvals, licensed asbestos removal and site preparation, the demolition, waste removal and clean-up, and finally the compliance certificates and a construction-ready handover. You deal with the same team throughout, with progress photos as it goes.

Common questions about demolishing in Castlecrag

Do you need council approval to demolish a house in Castlecrag?

Not always. Some smaller demolition qualifies as complying development and runs on a Complying Development Certificate; a larger or more constrained job needs a full Development Application to Willoughby City Council. We check the controls for your address and tell you which path applies before you commit.

Who assesses a demolition application in Castlecrag?

Willoughby City Council, against the Willoughby Local Environmental Plan 2012 and Development Control Plan 2023. Some applications are decided by the Willoughby Local Planning Panel rather than by council staff, depending on the application. We manage the lodgement and Council's questions as part of the job.

Can you demolish on a steep or bush-edged block where a large excavator cannot get in?

Yes. Where a full-size machine cannot reach or sit safely, our hand demolition specialists take the structure down with compact plant and by hand. We locate underground services with non-destructive digging before any excavation.

Do I need separate approval to remove trees?

Often, yes. Removing a significant tree is commonly a separate consent, and it can affect whether your job runs as a CDC or a DA. We flag it early and plan the work around the trees that stay.
