Planning a knockdown rebuild in Cherrybrook? The demolition has to be sorted first, and it goes best when the approval and the asbestos are dealt with before a machine turns up. Eco Demolition is a family-operated demolition and asbestos contractor, established in 2015, and we run a demolition in Cherrybrook from end to end: we work out how Hornsby Shire Council will assess your site, set the job as a single fixed price, and hand back a clean, construction-ready block. The price we quote is the price you pay.

Knockdown rebuilds, pool removal and the demolition we take on in Cherrybrook
The job we are asked for most in Cherrybrook is a full house demolition to clear the way for a new home. Often it is not only the house: a rebuild here regularly takes an in-ground swimming pool down in the same job, and pool removal with site restoration is work we do ourselves. On a Cherrybrook property we also take on:
- Partial and selective demolition, keeping the parts you are retaining
- Internal strip-outs, and office or shop strip-outs for commercial tenancies
- Garage, shed and outbuilding removal
- Site clearing, waste removal and bulk excavation to leave the block build-ready
Before anything comes down we disconnect the services, electricity, gas, water and the NBN line, so nothing live is left behind.
The Eco Demolition background
Eco Demolition is a family business, founded in 2015 by Adam A. Abbas and run by the family since. The idea behind it was a plain one: do demolition properly, do it safely, do it once. The team has since completed more than 1,000 projects across residential, commercial and government sites around Sydney, and we hold current licences for both demolition and asbestos removal, so a single contractor covers the whole job. Our licence numbers, insurance, certifications and reviews are all set out on our main Sydney demolition page, where you can check them.
Which Hornsby Shire Council approval your demolition needs
Cherrybrook sits in Hornsby Shire, in Sydney’s north-west, and a demolition here is assessed by Hornsby Shire Council. Which approval you need shifts your timeline more than almost anything on site, so it is the first thing we settle.
Not every job needs a full application. Some minor works count as exempt development under the State planning codes, with no approval at all when the conditions are met. A knockdown that strictly meets the standards can take the fast route, a Complying Development Certificate, or CDC, issued by a private certifier or Council’s own arm, Hornsby Certifiers. A job that falls short of the code takes the fuller route: a Development Application, or DA, assessed against the Hornsby Local Environmental Plan 2013 and the current Hornsby Development Control Plan 2024. Because a CDC cannot issue unless the proposal strictly complies, we confirm the pathway for your address before we quote.
What Hornsby Shire Council asks for with your application
This is where a Cherrybrook demolition asks more than a generic quote lets on, and where we do the paperwork most contractors leave to the owner.
Every DA lodged on the NSW Planning Portal has to state an Estimated Development Cost, set under Section 6 of the Environmental Planning and Assessment Regulation 2021 and Planning Circular PS 24-002, and Hornsby Shire Council publishes its own form for it. Who may prepare the figure scales with the job: smaller works can be estimated by the applicant or a suitably qualified person, while larger developments need a report from a qualified quantity surveyor. It is a reporting requirement, not a price, but getting it right at lodgement keeps the assessment moving.
Council also asks for a Waste Management Plan. For a demolition that means the quantity of waste the job will produce and the method of its disposal, and, on the DA route, how demolition and construction material will be reused and recycled. Because we sort, recycle and dispose of the waste ourselves under NSW EPA rules, that plan describes what we already do. The documents Council names are the Hornsby Development Control Plan 2024 and its DA Submission Guideline, last revised in November 2025.
Traffic, work zones and telling the neighbours
A demolition on a settled residential street is partly a traffic and access job, and Council’s DA guideline reflects that. It asks applicants to address demolition traffic and vehicle types, the effect on cyclists and pedestrians, and the footpaths at their busiest around school and commuter peaks. Hoardings, the temporary fencing around the works, need a Council permit, and any work zone keeps to the demolition hours set on your consent. We door-knock the neighbours before we start, which also heads off the submissions any affected resident is entitled to lodge.
Asbestos: the check that comes before demolition
Older buildings can contain asbestos, so a pre-demolition inspection comes before any structural work, whatever the suburb. If it is found, it is removed under licence and the site cleared before the structure comes down, never at the same time.
There are two kinds, and we are licensed for both. Non-friable asbestos is bonded into solid material such as cement sheeting, and comes out under a Class B licence. Friable asbestos is the loose or crumbling kind, held to much stricter rules, and only a Class A licensed removalist may touch it. For friable work, the air monitoring and clearance certificate are done by an independent licensed assessor we arrange, not signed off by us, so the clearance is genuinely at arm’s length. All of it meets SafeWork NSW and NSW EPA requirements.
Why a Cherrybrook demolition is priced on quote, not by the metre
There is no square-metre rate that fits every Cherrybrook demolition, because no two sites carry the same building, access or waste. What moves the number is the size and construction of what is coming down, how much is kept versus removed, whether asbestos is present, how much room a machine has on the block, the approval pathway, and how the waste is handled. We work that out at a free site assessment, then set one figure under our Fixed Price Guarantee: the price we quote is the price you pay, in writing, with no hidden fees or surprise variations unless you change the scope.
How your Cherrybrook demolition runs, in seven steps
Every Cherrybrook job follows the same order, so you always know what is next:
- Free quote once you tell us the address and the scope.
- Free site assessment of the building, the access and the waste.
- Council approvals: we prepare and manage your CDC or DA with Hornsby Shire Council.
- Asbestos removal and site preparation, with the services disconnected.
- Demolition to plan, with the neighbours told first and progress photos as we go.
- Waste removal and clean-up, recycling what we can.
- Compliance certificates, and the block handed back ready for your builder.

Demolition in Cherrybrook: common questions
These come up on nearly every Cherrybrook enquiry, and the answers follow Hornsby Shire Council’s process.
Both routes exist. A knockdown that strictly meets the State code can go through as a Complying Development Certificate, issued by a private certifier or Council's own arm, Hornsby Certifiers. Anything that falls short of the code, including a heritage-listed property or one in a conservation area, needs a Development Application to Council. We confirm which applies to your address before we quote.
For the demolition itself, no. A standalone demolition is approved through a CDC or a DA. The Construction Certificate belongs to the building stage that follows, issued by a certifier before the new home goes up. Many owners get the rebuild approved first, then schedule the demolition to suit.
It asks for a Waste Management Plan: how much waste the job will produce, and how it will be disposed of, with reuse and recycling addressed on the DA route. We handle that ourselves under NSW EPA rules, so the plan reflects what happens on site anyway.
It depends on the building, the access, the asbestos and the waste, so we price each job on its own after a free site assessment rather than off a chart. You get one fixed figure under our Fixed Price Guarantee, and the quote itself is free.
