A demolition in Bexley puts three things in your contractor's hands at once: the licences, the council approval, and the safe removal of any asbestos. Eco Demolition manages all three, and has done so across Sydney since 2015. The fair question to ask any demolition contractor is whether you can check their licences and cover before work starts. Ours are published, so you can. From the Bayside Council approval to a clean, construction-ready block, one family-operated, licensed team handles your whole Bexley job at one fixed price, with no surprises.

House knockdowns, strip-outs and site works in Bexley
Whether you are knocking a whole house down for a rebuild, clearing a garage or shed off the block, or stripping a home back before a renovation, we take it on. Those are the everyday demolition jobs in Bexley, and we handle the larger ones too: commercial and shop strip-outs, partial demolition, and the licensed asbestos removal that often comes first.
In one contract, that covers:
- Full house demolition and knockdown-rebuild site preparation
- Partial demolition and internal strip-outs
- Garage, shed and outbuilding removal
- Commercial, office and shop strip-out and make-good
- Licensed asbestos removal, friable and non-friable
- Site clearing, bulk excavation and construction-ready handover
Most demolitions end at a cleared slab, leaving you to find a second contractor for the earthworks. Ours do not: the same licensed crew stays on for the bulk excavation, backfilling, compaction, levelling and non-destructive digging a new build needs, and hands the block back ready for the builder rather than just emptied.
Who you’re hiring: Eco Demolition, and the credentials we publish
Eco Demolition is a family-operated demolition and asbestos contractor, founded in 2015 by Adam A. Abbas, a civil engineer. He started it after seeing too many jobs done cheaply and left half-finished for the client to clean up. More than 1,000 projects on, the standard has not changed: compliant work you do not have to redo.
Two things are worth checking on any demolition contractor you are considering in Bexley: their licences and their insurance. Demolition is licensed work in NSW, licensed asbestos removal needs its own separate licence, and the job should be backed by public liability insurance. Plenty of contractors hold all three. Fewer put the numbers somewhere you can actually read and verify them. We do. Our demolition licence number, our asbestos removal licence number and our insurance cover are published in full on our main Sydney demolition and About pages, so you can check them before you ever pick up the phone.
Getting a Bexley demolition approved by Bayside Council
Demolition in Bexley is assessed by Bayside Council, the authority for Bexley and the St George suburbs around it, under the Bayside Local Environmental Plan 2021. Which approval you need depends on the property, and it shapes your timeline more than the demolition itself does.
There are broadly three paths. A Complying Development Certificate, or CDC, is the fast, code-based route: where the job meets the state code, an accredited certifier can approve it without a full council assessment. A Development Application, or DA, is the slower route, lodged with Bayside Council, for work that sits outside the code, for example where a heritage listing, a site constraint or the scale of the job applies. And some minor demolition is exempt, needing no approval at all. The council may ask for supporting reports depending on the site.
The only way to know which applies to you is to check the property, and that is where we start. We assess the site, tell you plainly which path applies, then prepare, lodge and manage the application through to determination. You deal with one point of contact, not a stack of forms.
Asbestos: found first, removed first, cleared independently
Older buildings can contain asbestos, and in a demolition it has to come out before the structure comes down, never during. So the first step, before any machine is booked, is a pre-demolition asbestos inspection.
If asbestos is found, our licensed removalists take it out first. Non-friable asbestos is the bonded kind, like fibro sheeting or cement products, where the fibres are locked in. Friable asbestos is the loose or crumbling kind, and it is handled under a higher-level Class A licence. Either way, everything is removed, transported and disposed of to SafeWork NSW and NSW EPA requirements.
For friable, Class A work, the air monitoring and clearance certificate are issued by an independent licensed asbestos assessor, whom we arrange and coordinate. We do not sign off our own clearance: that independence is what makes the certificate worth something. Only once the site is cleared does structural demolition begin.
How your Bexley demolition is priced
There is no honest flat rate for a demolition, because the price turns on the specifics of your site. What moves it is straightforward: the size and construction of what is coming down, whether asbestos is present, how easily machinery can reach the building, the approval path, and how much material has to be carted away. If you want the civil early works done afterwards, that changes the figure too.
We put all of it into one fixed price, in writing, under our Fixed Price Guarantee. The price we quote is the price you pay. No variations added halfway through, no surprises at handover. The quote itself is free, and we will talk you through exactly what it covers.
From the first call to a construction-ready block
Every job runs the same clear way, so you always know what is next. It starts with a call and a free site assessment, covering access, asbestos and the approval path in one visit. From there we handle the Bayside Council approvals and permits, arrange the asbestos removal and site preparation, carry out the demolition, clear and clean the site, and finish with the compliance certificates and a construction-ready handover.
Two things we build into a Bexley job in particular. Before machinery arrives, we door-knock the neighbours to explain what is happening and for how long, because a demolition next door is easier to live with once someone has explained it. And where a building sits hard against a boundary, or a machine cannot get clean access, our hand-demolition team takes it down by hand rather than risk the fence or the house next door. Dust and noise are kept down throughout.

Your Bexley demolition questions, answered
Bexley sits in the Bayside Council area, and Bayside Council assesses demolition here under the Bayside Local Environmental Plan 2021. Depending on your property, the job may run as a Complying Development Certificate, a full Development Application, or, for minor work, as exempt development. We check which applies to your address and manage the approval for you.
There is no flat rate. The price depends on the structure's size and build, any asbestos, site access, the approval path and the volume of waste. We give you one fixed price in writing before work starts, under our Fixed Price Guarantee, so the figure you agree to is the figure you pay. The quote is free.
Yes. We are licensed for both demolition and asbestos removal, so you do not need a separate contractor. If a pre-demolition inspection finds asbestos, we remove it under licence and arrange the independent clearance before the structural demolition starts. It is all in the one quote.
Both. We take on full house demolition and knockdown-rebuild site prep, partial demolition and internal strip-outs, garage and shed removal, and commercial and shop strip-outs. Tell us the project and we will scope and price it as one job.
Yes. Alongside Bexley we work across the St George suburbs, including Kogarah, Hurstville, Banksia, Blakehurst, Ramsgate and Sans Souci. Wherever your block is, the same licensed crew and the same fixed price apply.
