Who approves a demolition in Beecroft: Hornsby Shire Council
Not every demolition needs a full application. Some minor works qualify as exempt development under the State planning codes, with no application at all if the job meets every condition. Beecroft and neighbouring Cheltenham share one of the Upper North Shore’s significant heritage areas, protected as the Beecroft-Cheltenham Heritage Conservation Area. If your property sits inside it, that changes how a demolition is approved. Conservation-area status generally closes the fast CDC pathway, so the work is assessed as a full Development Application by Hornsby Shire Council, and for a heritage-listed item the council will usually want a Heritage Impact Statement with it.
How do you find out whether your property is affected? It is not our call: whether a property is heritage-listed or inside the conservation area is set by the council and checkable against its records. We help you read what it means, and take down only what the approval allows. It pays to check early. Even a swimming pool removal on a conservation-area block can need its own development application, not just the house.
Asbestos in Beecroft’s older homes, handled in-house
Asbestos was common in Australian building materials until the late 1980s, so an older Beecroft home usually needs a check before structural demolition begins. It turns up in cement sheeting, roofing, eaves and floor backing. If it is there, it comes out under licence and the site is cleared before the structure comes down.

We recently cleared a fibro house with asbestos in Chatswood, elsewhere on the Upper North Shore, removing the material to SafeWork NSW and EPA standards before demolition and handing back a clean, documented block.
