A demolition on a Como block turns on one early decision: whether it runs as a fast-tracked Complying Development Certificate, or needs a full Development Application to Sutherland Shire Council. Como sits on the southern bank of the Georges River, in Sydney's Sutherland Shire, and that council is the consent authority for a demolition here. Eco Demolition, family-operated and running since 2015, has more than 1,000 demolition and site projects behind it. We settle the approval question first, then run the job as one licensed contractor, from asbestos removal to a clean, construction-ready block.

Complying development or a DA: the approval pathway for a Como demolition

Sutherland Shire Council assesses a Como demolition under its current planning rules, the Sutherland Shire Local Environmental Plan 2015 and Development Control Plan 2015. If you are working from older Sutherland Shire planning material, check it against these, because the Council’s controls have been updated over the years. Which route your job takes depends on the property and the scope, not the suburb, and there are three.

Some minor work is exempt development and needs no application, provided it meets every condition in the State planning rules. Many straightforward house demolitions run as a Complying Development Certificate, or CDC: a faster, code-based approval the Council or a registered certifier can issue under the NSW Demolition Code when the job meets the complying development standards. Anything outside those standards, such as a heritage item or environmentally sensitive land, needs a full Development Application, or DA, lodged through the NSW Planning Portal and determined by the Council. We work out which pathway your address qualifies for, prepare the documents and manage the council approvals and permits, so the approval is off your plate before a machine arrives.

What Sutherland Shire Council may ask for with a demolition

Approval is only part of getting a site ready. Depending on the property, Sutherland Shire Council may attach conditions or ask for documents alongside the application. Common ones include:

  • A waste management plan. Council expects demolition waste to be sorted and sent to licensed facilities, and publishes a template for it. We prepare the plan as part of the job.
  • Tree protection, where a tree on or near the site is protected. Removing one can need separate approval.
  • Erosion and sediment control, and safe disconnection of power, gas, water, sewer and telecommunications before work starts.
  • A permit where a skip, hoarding or machine has to stand on the footpath or road.

Because the Shire’s controls are reviewed and updated over time, we confirm what currently applies to your address at the site assessment.

About the team at Eco Demolition

Eco Demolition is a family-operated demolition and asbestos removal contractor, founded by Adam A. Abbas and running since 2015, with more than 1,000 projects behind it across residential, commercial and government sites. We run the whole of a Como job under one contract: the Sutherland Shire Council approval, the licensed asbestos removal, the demolition and the site works, with one point of contact. Our demolition and asbestos removal licence numbers, ISO accreditations, insurance cover and customer reviews are set out in full on our main Sydney demolition service. On a Como job, what counts is one licensed team, accountable for the lot.

The demolition and site work we handle around Como

The work we take on around Como runs from a full house knockdown to a single internal wall. Under one contract, that covers:

  • Full and partial house demolition, from a clean knockdown to keeping a facade or wing
  • Internal strip-outs, plus office and shop strip-outs and make-good for commercial tenancies
  • Shed, garage and outbuilding removal
  • Swimming pool removal and site restoration
  • Site clearing, bulk excavation and earthworks to leave a level, construction-ready block

Whether it is a whole house or a single wall, one licensed team runs it at one fixed price.

Licensed asbestos removal, before demolition starts

If a building went up before 1987, it may contain asbestos, commonly in fibro sheeting, eaves, cement pipes or old floor backing. It has to be dealt with before demolition, not during, so every job starts with a pre-demolition inspection for asbestos and other hazardous materials. Where it is found, our licensed removalists take it out first, under SafeWork NSW and NSW EPA rules, for disposal at a licensed landfill. Asbestos comes in two forms: non-friable, bonded into solid sheeting, and friable, which is loose or crumbling and controlled far more tightly. Friable removal is Class A work, which we are licensed to carry out. The air monitoring and clearance certificate for it are issued by an independent licensed assessor we arrange and coordinate, never sign off ourselves. Structural demolition begins only once the site is cleared and certified, and our licensed asbestos removal handles both friable and non-friable material.

Demolition licensing in NSW, and what changed in 2025

Some rules apply to a demolition wherever it is, and they sit with the contractor, not the owner. In NSW, licensed demolition work must be carried out by a licensed demolisher, with a SafeWork NSW-approved supervisor on site whenever that work is under way. From 1 March 2025, the workers doing it must also hold the CPCCDE3016 unit of competency. Demolition licences are split into restricted and unrestricted, which sets the type and height of structure each one covers. These are the standards a compliant contractor works to. We hold a current demolition licence and work to SafeWork NSW and NSW EPA requirements throughout.

What a Como demolition costs, and the fixed price behind it

There is no square-metre rate for demolition, so a figure quoted down the phone before anyone has seen the site is a guess. Your price is shaped by the size and construction of what is coming down, and by whether asbestos or a pool is involved. Access for a truck and machine, the approval route, and the volume of waste to cart away all feed in too. So we look at the site and put one figure in writing. Under our Fixed Price Guarantee, the price we quote is the price you pay, with no hidden extras once work starts, unless you change the scope. The quote is free.

Your Como demolition, from first contact to handover

One team runs every stage, so you always know what comes next:

  1. First contact and a free, fixed-price quote.
  2. A free site assessment of the structure, access, asbestos and ground.
  3. Council approvals and permits, prepared and lodged for you.
  4. Licensed asbestos removal and site preparation, cleared before structural demolition.
  5. The demolition itself, carried out safely and to schedule, with progress photos as it goes.
  6. Waste removed, sorted and recycled where it can be, and the site cleaned up.
  7. Final compliance certificates and a construction-ready handover.

Where the work affects the neighbours, we door-knock first to explain what is happening and when.

Demolition in Como: common questions

These answers come from Sutherland Shire Council’s demolition process and the NSW requirements that sit over it, not from generic demolition guides.

What has to be in place before a Como demolition can start?

The approval first: a CDC or a DA in hand, or confirmation the work is exempt, with any conditions of consent met and a certifier appointed where one is needed. Then the practical steps, the services disconnected and made safe, any asbestos removed and the site cleared, and a licensed demolisher engaged. We line this up, and notify the neighbours before work begins.

Which council approves a demolition in Como, and under which planning rules?

Sutherland Shire Council, on the southern bank of the Georges River, is the consent authority. It assesses the work under the current Sutherland Shire Local Environmental Plan 2015 and Development Control Plan 2015. A CDC can be issued by the Council or a registered certifier; a DA is lodged through the NSW Planning Portal and determined by the Council.

Can a Como demolition go ahead without a full DA?

Often, yes. Not every demolition needs a Development Application, and some minor work needs none at all. Many straightforward house demolitions meet the complying development standards and run on a faster CDC, while heritage items, environmentally sensitive land or a scope outside the codes need a DA. We confirm which route your address qualifies for before you commit.
