Approval is only part of getting a site ready. Depending on the property, Sutherland Shire Council may attach conditions or ask for documents alongside the application. Common ones include:
- A waste management plan. Council expects demolition waste to be sorted and sent to licensed facilities, and publishes a template for it. We prepare the plan as part of the job.
- Tree protection, where a tree on or near the site is protected. Removing one can need separate approval.
- Erosion and sediment control, and safe disconnection of power, gas, water, sewer and telecommunications before work starts.
- A permit where a skip, hoarding or machine has to stand on the footpath or road.

Licensed asbestos removal, before demolition starts
If a building went up before 1987, it may contain asbestos, commonly in fibro sheeting, eaves, cement pipes or old floor backing. It has to be dealt with before demolition, not during, so every job starts with a pre-demolition inspection for asbestos and other hazardous materials. Where it is found, our licensed removalists take it out first, under SafeWork NSW and NSW EPA rules, for disposal at a licensed landfill. Asbestos comes in two forms: non-friable, bonded into solid sheeting, and friable, which is loose or crumbling and controlled far more tightly. Friable removal is Class A work, which we are licensed to carry out. The air monitoring and clearance certificate for it are issued by an independent licensed assessor we arrange and coordinate, never sign off ourselves. Structural demolition begins only once the site is cleared and certified, and our licensed asbestos removal handles both friable and non-friable material.
Demolition licensing in NSW, and what changed in 2025
Some rules apply to a demolition wherever it is, and they sit with the contractor, not the owner. In NSW, licensed demolition work must be carried out by a licensed demolisher, with a SafeWork NSW-approved supervisor on site whenever that work is under way. From 1 March 2025, the workers doing it must also hold the CPCCDE3016 unit of competency. Demolition licences are split into restricted and unrestricted, which sets the type and height of structure each one covers. These are the standards a compliant contractor works to. We hold a current demolition licence and work to SafeWork NSW and NSW EPA requirements throughout.
