How trees and vegetation shape an East Killara demolition

If your block carries established trees or backs onto bush, the vegetation is one of the first things Ku-ring-gai Council looks at. On the Upper North Shore’s bushland fringe, its tree and vegetation controls can decide your approval pathway.

Ku-ring-gai’s Development Control Plan sets tree and vegetation preservation controls (Part 13 in its principal plan). For a significant tree, Council may ask for an arborist’s report and testing before it assesses the work. Where trees come out or are replaced, it points to its own Tree Replacement Planting List. Alongside the DCP, the Ku-ring-gai Local Environmental Plan 2015 carries a biodiversity protection provision at clause 6.3.

This is where a demolition can lose the fast track. A straightforward knockdown that meets the state Codes SEPP standards can go through as complying development. But significant trees or biodiversity constraints are among the things that push a job onto a full development application instead. That is not hypothetical here: Ku-ring-gai Council has classified at least one East Killara demolition consent as a “Threatened Species Development”.

Which approval your demolition needs, and who assesses it

The air monitoring and the final clearance certificate are issued by an independent licensed asbestos assessor, engaged separately from us, so the sign-off does not come from the company that did the removal.
