One cost point is worth understanding early, because it is easy to misread. Ku-ring-gai counts the cost of the demolition itself towards the estimated development cost (EDC) that sits behind your application. Once that estimate passes the threshold the NSW Government sets under the Environmental Planning and Assessment Regulation 2021, a Planning Reform Fee is payable to the State. That is a charge tied to the value of the work, not part of what the demolition costs you.
