Getting a Banksia demolition approved

Not every demolition in New South Wales needs a full development application. Some straightforward jobs qualify as complying development, or a CDC: a faster approval an accredited certifier can issue when the work meets set standards. More involved demolitions are assessed by the local council as a development application, or DA. For a property in Banksia, that council is Bayside Council, which assesses demolition under the Bayside Local Environmental Plan 2021.

Which pathway your job takes depends on the site, the structure and what sits around it. Depending on those, the council may ask for material such as a demolition waste management plan, tree protection, or traffic management. Asbestos, handled before the structure comes down

Buildings put up before the 1990s can contain asbestos, commonly in fibro sheeting, eaves, cement pipe or old floor coverings. It has to be found and removed before the structure comes down, not disturbed while it does, so every job starts with a pre-demolition asbestos inspection.

Where asbestos is present, our licensed removalists take out both bonded (non-friable) material, such as fibro sheeting, and friable material, the crumbly kind, under the correct SafeWork NSW licence, and it goes to a licensed facility for disposal. For friable asbestos, the air monitoring and the clearance certificate are issued by an independent licensed assessor that we arrange and coordinate on your behalf. We do not sign off our own removal, so the clearance is genuinely at arm’s length. Only once the site is cleared and certified does structural demolition begin.
