The demolition itself is the straightforward part. It is the approvals, the asbestos and the waste around it that get involved, and that is the side Eco Demolition takes off your hands, working as one licensed contractor across Banksia and Sydney's St George area. We have run that part of the job since 2015, a family-operated team with more than 1,000 demolition and site projects behind us. Whether your Banksia job is a full knockdown or a single bathroom strip-out, you deal with one contract, one fixed price and a block handed back ready to build on.

Demolition Banksia, NSW: House, Strip-Out and Commercial Demolition Services

What kind of demolition do you need in Banksia?

The first thing to pin down is what is actually coming down, because that decides the approval, the machinery and the price. Most Banksia demolitions fall into one of five jobs:

  • Full house demolition and knockdown-rebuild. Taking an old house down to a clear, level block so your builder can start, with services capped and the ground excavated where needed.
  • Garage, shed and outbuilding removal. Clearing a single structure, timber, tin or fibro, along with its slab and contents, without disturbing the house you are keeping.
  • Internal and bathroom strip-outs. Taking a home, unit or bathroom back to structure for a renovation, with the parts you are keeping protected.
  • Concrete and slab removal. Breaking out and carting away old driveways, paths, pool surrounds and shed slabs, and leaving the ground clean.
  • Commercial and shop strip-outs. Office, retail and end-of-lease demolition and make-good for tenancies in the local centre and beyond.

If your job is a mix of these, which is common, we scope the whole lot in one quote.

About Eco Demolition

Eco Demolition is a family-operated demolition and asbestos contractor, established in 2015 and led by its founder, Adam A. Abbas. Adam is a civil engineer (BEng Civil, MIEAust) who came to demolition from large-scale Sydney infrastructure work, and that habit of planning a job on paper before anyone touches it is how we run every site. The team has more than 1,000 demolition, asbestos and site projects behind it. The business was built on a straightforward idea: do the job properly, keep it safe, and hand back a site that is genuinely ready to build on. For our full licensing, insurance and certifications, see our Sydney demolition service page, which stands behind every Banksia job we take on.

Getting a Banksia demolition approved

Not every demolition in New South Wales needs a full development application. Some straightforward jobs qualify as complying development, or a CDC: a faster approval an accredited certifier can issue when the work meets set standards. More involved demolitions are assessed by the local council as a development application, or DA. For a property in Banksia, that council is Bayside Council, which assesses demolition under the Bayside Local Environmental Plan 2021.

Which pathway your job takes depends on the site, the structure and what sits around it. Depending on those, the council may ask for material such as a demolition waste management plan, tree protection, or traffic management. We work out the likely pathway, prepare the documents and manage the lodgement. We also confirm the current requirements for your address before we quote, so nothing shifts on you once the job is booked.

Asbestos, handled before the structure comes down

Buildings put up before the 1990s can contain asbestos, commonly in fibro sheeting, eaves, cement pipe or old floor coverings. It has to be found and removed before the structure comes down, not disturbed while it does, so every job starts with a pre-demolition asbestos inspection.

Where asbestos is present, our licensed removalists take out both bonded (non-friable) material, such as fibro sheeting, and friable material, the crumbly kind, under the correct SafeWork NSW licence, and it goes to a licensed facility for disposal. For friable asbestos, the air monitoring and the clearance certificate are issued by an independent licensed assessor that we arrange and coordinate on your behalf. We do not sign off our own removal, so the clearance is genuinely at arm’s length. Only once the site is cleared and certified does structural demolition begin.

What your fixed-price Banksia quote covers

Your quote covers the whole job, not just knocking the structure down. Because the demolition, the asbestos removal and the early site works run under the one contract, you are not left stitching separate trades together. A Banksia demolition with us includes:

  • Council approvals and permits, prepared and lodged for you, so you are not chasing the paperwork.
  • Asbestos inspection and licensed removal, with clearance sorted before structural demolition starts.
  • Waste removal and site clean-up, with materials sorted for compliant disposal and recycling.
  • A realistic timeframe, set at the quote and kept to, so you can plan the build that follows.

One contractor, one contract, one fixed price. That is the whole point of running it this way.

What a Banksia job costs

There is no flat rate for a demolition in Banksia, because the price is built from your specific site. The main drivers are the size and construction of what is coming down, whether asbestos is present, how much room a truck and excavator have to reach the work, and the volume of waste to cart away. A tight block that needs careful hand demolition takes longer than an open site a machine can work freely, and that shows in the quote.

Rather than guess a figure over the phone, we look at your site and put a fixed price in writing. Under our Fixed Price Guarantee, the price we quote is the price you pay, with no extras invented once the work is under way. The site assessment and the quote are free.

How your Banksia demolition runs in order

Every Banksia job follows the same sequence, so you always know what is next:

  1. Free quote. You call or enquire, and we give you a fixed-price quote for the work.
  2. Free site assessment. We look at the structure, the access and the materials before anything is locked in.
  3. Council approvals and permits. We prepare and lodge the CDC or DA and see it through the council.
  4. Asbestos removal and site preparation. Any asbestos is removed and cleared, and the site is made ready.
  5. Demolition. The structure comes down safely, to the plan we have set, with the neighbours told first.
  6. Waste removal and clean-up. The site is cleared, and the waste is sorted and disposed of responsibly.
  7. Compliance certificates and handover. You receive the paperwork and a level, construction-ready block.

Demolition Banksia FAQs

How much does a demolition in Banksia cost?

It depends on the structure, its construction, whether asbestos is present, how a truck and machine reach the site, and the volume of waste. Because those change from block to block, we quote each Banksia job after a site visit and put one fixed price in writing. The quote is free, and the price we give you is the price you pay.

Do I need Bayside Council approval to demolish in Banksia?

Often, though not always as a full development application. Some straightforward jobs can be approved as complying development through a certifier, while others are assessed by Bayside Council under the Bayside Local Environmental Plan 2021. We work out which pathway your property needs and handle the paperwork.

Is this the Banksia in Sydney?

Yes. This page covers Banksia in Sydney's St George area, part of the Bayside Council district in southern Sydney. Banksia is a common place name around Australia, so it is worth being sure: if your property is in the St George Banksia, you are in the right place. We also cover the neighbouring suburbs, including Bexley, Kogarah, Ramsgate and Sans Souci.

Why is a demolition more expensive than people expect?

Most of the cost is not the knocking-down itself. It is the licensed asbestos removal, the compliant waste disposal, the council approvals, and the labour and machinery a safe, tidy job takes. Doing all of that properly, once, is what the fixed price buys you.
